CoreSite's Open Cloud Exchange ties into Google Cloud

CoreSite is enhancing its software-defined networking platform, Open Cloud Exchange (OCX), with the ability to automatically provision hybrid architectures within Google Cloud. Direct cloud-to-cloud capabilities will be available through the OCX.

CoreSite’s high-performance OCX switching platform enables secure, low latency connectivity among the company’s data centers, cloud providers and digital ecosystem.

The new network services will provide enhanced automation for Google Cloud to the OCX ecosystem, in addition to the capabilities currently available with AWS and Microsoft® Azure Clouds.

CoreSite offers 100G Metro Inter-site Ethernet

CoreSite announced the release of 100G bandwidth availability for the company’s metro inter-site product. 

CoreSite’s inter-site and inter-market connectivity offers a range of service options and a virtual extension between data center sites, allowing customers to overcome capacity or network access constraints at their original data center and grow within a region or expand to new regions. The new metro inter-site ethernet product enables customers to have high-speed bandwidth options required for connectivity in the same market including one Gbps, 10 Gbps and 100 Gbps.

CoreSite’s interconnection options:

  • Blended IP – single connections for traditional connectivity and fully redundant connections for mission-critical applications
  • Cross connects –  physical cables that allow customers to easily make direct connections to networks, cloud providers and other business partners within CoreSite’s data centers. 
  • Direct connect services to leading public clouds – CoreSite offers 23 “native cloud onramps” or direct connections to leading cloud services such as AWS Direct Connect, Google Cloud Platform, Microsoft Azure ExpressRoute, Alibaba Cloud, Oracle FastConnect and IBM Cloud Direct Link that enhance security and reliability, improve performance and lower costs.
  • Peering exchanges – The Any2Exchange for internet peering has more than 450 members nationwide and is also among the largest internet exchanges on the West Coast and in the Rocky Mountain region. CoreSite to acquire data center in Miami

CoreSite announced its intention to acquire a purpose-built 103,000-square-foot data center (MI2) located at 2100 NW 84th Avenue in Doral, Florida. CoreSite also owns and operates a 43,000-square-foot data center (MI1) in downtown Miami located at 2115 NW 22nd Street.

The MI2 Miami data center is a freestanding facility in America’s Gateway Park built to withstand a Category 5 hurricane with a 185-mph-gust-rated roof. As part of the integration process, CoreSite will be connecting MI2 to the company’s MI1 data center.

CoreSite signs Adela Technologies, a managed security service provider

Adela Technologies, a Maryland-based managed security service provider (MSSP), is using CoreSite’s hybrid IT environment, which combines compliant colocation with native onramps to leading cloud providers, to provide hosted security solutions.

Adela's customer base ranging from small businesses to government entities such as the Department of Defense (DoD). The company chose to deploy its physical servers in CoreSite’s VA1 data center, which provides multi-layered physical security and hardened construction to address intense security requirements of its customers and compliance levels that support FISMA and FedRAMP deployments. The MSSP leveraged CoreSite’s infrastructure to build a multi-tenant cloud to support its customers’ production and non-production workloads with a security focus and deliver the flexibility and FedRAMP readiness it requires to accredit its DevSecOps environment for the DoD.

To support production workloads, Adela also leverages CoreSite’s native cloud onramps to securely integrate with applications running in AWS using direct low-latency interconnections. As a result, Adela was able to architect a dedicated environment in AWS to support clients who cannot operate in a shared environment.

CoreSite enhances its Open Cloud Exchange

CoreSite announced a series of network service enhancements for its Open Cloud Exchange (OCX), including  automating additional provisioning functionality within AWS and Microsoft Azure Cloud and direct cloud-to-cloud communication capabilities on CoreSite’s fully managed virtual routers.

CoreSite’s VA3 Data Center Powered by 100% Renewable Energy

CoreSite Realty confirmed that its new VA3 data center in Reston, Virginia is powered by 100% renewable energy through Dominion Energy’s 100% Renewable Energy Program. 

CoreSite’s Northern Virginia data center campus, comprised of three operating data centers (VA1, VA2, and VA3) and scalable to provide over 100 megawatts of capacity at full buildout, provides direct, low-latency access to all major cloud service providers, which are natively deployed within its Reston data center campus.

CoreSite posts Q2 revenue $162.1 million, up 7.7% yoy

CoreSite reported operating revenues of $162.1 million, an increase of 7.7% year over year and 2.8% sequentially. Net income was $0.59 per common diluted share, an increase of $0.07 year over year and $0.08 sequentially.

During Q2, CoreSite commenced 133 new and expansion leases for 59,174 net rentable square feet, representing $8.4 million of annualized GAAP rent, for an average rate of $142 per NRSF. CoreSite also signed 112 new and expansion leases for 33,135 NRSF and $7.8 million of annualized GAAP rent, for an average rate of $235 per NRSF.

CoreSite adds Google Cloud interconnect at Silicon Valley data center

CoreSite Realty announced support for Google Cloud’s Partner Interconnect on its Silicon Valley data center campus.

The service from Google Cloud allows customers to connect to Google Cloud globally, along with direct internet peering. This additional option provides CoreSite with the ability to offer low-latency fiber connectivity to Google Cloud using Dedicated Interconnect to support the Silicon Valley region’s most demanding data and application requirements. Dedicated Interconnect at CoreSite enables secure 10G and 100G connectivity at a lower cost than carriers or data centers providing Type 2 access. Google Cloud Interconnect has become the “go-to” solution to connect on-premises data centers to Google Cloud.

CoreSite offers 100G Dedicated AWS Direct Connect service

CoreSite Realty announced upgraded on-net availability of AWS Direct Connect supporting 100 Gbps Dedicated Connections in four key markets – Los Angeles, New York, Northern Virginia, and Santa Clara.

The private high-bandwidth connectivity between AWS and CoreSite’s data centers enables customers to lower operational overhead, while increasing capacity and performance delivered by 100 Gbps connections. 

CoreSite says the 100G connection will be particularly beneficial to applications that transfer large-scale datasets, such as for broadcast media distribution, autonomous vehicles, financial services trading and market information systems, and many other enterprises.

CoreSite posts Q4 revenue of $155 million, up 6% yoy

CoreSite Realty reported Q4 2020 revenue of $154.9 million, an increase of 6.1% year over year. Net income of $0.46 per common diluted share, a decrease of $0.05 year over year.

CoreSite achieved new and expansion sales of almost $9.7 million of annualized GAAP rent for the quarter, which included $4.4 million of annualized GAAP rent from retail colocation leases, $3.7 million of annualized GAAP rent from small scale leases, and $1.5 million from large scale leases.

“We executed well on each of our 2020 priorities amidst the backdrop of the global pandemic,” said Paul Szurek, CoreSite’s President and Chief Executive Officer. “The pandemic created a challenging environment that forced the team to rethink prior practices, and I’m proud of our ability to adapt quickly while continuing to execute on each priority.”

Some key data center trends for CoreSite in Q4

  • Commenced 147 new and expansion leases for 109,154 NRSF, representing $20.4 million of annualized GAAP rent, for an average rate of $187 per square foot
  • Signed 151 new and expansion leases for 53,953 NRSF and $9.7 million of annualized GAAP rent, for an average rate of $180 per square foot
  • Renewed 260 leases for 121,420 NRSF and $15.8 million of annualized GAAP rent, for an average rate of $130 per square foot
  • Renewed leases reflected an increase of 1.0% in cash rent and 4.4% in GAAP rent, and churn was 5.4%

CoreSite completes SV8 data center campus in Santa Clara, CA

CoreSite Realty completed construction on the final phase of its new ground-up data center development on its Santa Clara campus in California.

SV8 is part of CoreSite’s Santa Clara and broader Silicon Valley connected campus. It is a 162,000 square foot, 18 megawatt capacity, purpose-built, ground-up development. Phase 3 is comprised of 54,000 square feet and six megawatts of now available capacity. The Company previously leased and placed into service Phases 1 and 2, and has preleased 11% of Phase 3.

CoreSite signed 112 new and expansion leases in Q1, avg $214 per sqr foot

CoreSite Realty reported Q1 revenues of $147.4 million, an increase of 6.1% year over year and 0.9% sequentially. Net income was $0.48 per common diluted share, a decrease of $0.06 year over year and $0.03 sequentially.

Key metrics

  • Commenced 112 new and expansion leases for 45,322 net rentable square feet (“NRSF”), representing $9.7 million of annualized GAAP rent, for an average rate of $214 per square foot
  • Signed 117 new and expansion leases for 59,354 NRSF and $12.0 million of annualized GAAP rent, for an average rate of $202 per square foot
  • Renewed 280 leases for 120,943 NRSF and $17.3 million of annualized GAAP rent, for an average rate of $143 per square foot, reflecting an increase of 1.4% in cash rent and 7.2% in GAAP rent, and 3.3% churn
  • Placed into service approximately 35,000 square feet at NY2, a data center expansion in New Jersey
  • Pre-leased approximately 11% of SV8, Phase 3, a data center expansion in Santa Clara

CoreSite Open Cloud Exchange offers connections to Google Cloud

CoreSite Realty is adding on-demand direct connectivity to the Google Cloud Platform on the CoreSite Open Cloud Exchange.

CoreSite continues to provide high-speed fiber connectivity to Google Dedicated Interconnect for the most demanding data needs and is now offering Partner Interconnect to Google within the CoreSite Open Cloud Exchange.

CoreSite data centers added 224,000 net rentable square feet in 2019

CoreSite reported operating revenues of $146.0 million for Q4 2019, an increase of 5.0% year over year and 0.8% sequentially. For the quarter, the company elivered net income of $0.51 per common diluted share, a decrease of $0.03 year over year and an increase of $0.04 sequentially.

Some operational highlights:

  • Commenced 130 new and expansion leases for 86,187 net rentable square feet (“NRSF”), representing $16.6 million of annualized GAAP rent, for an average rate of $193 per square foot
  • Signed 129 new and expansion leases for 30,770 NRSF and $6.6 million of annualized GAAP rent, for an average rate of $216 per square foot
  • Renewed 323 leases for 151,057 NRSF and $21.9 million of annualized GAAP rent, for an average rate of $145 per square foot, reflecting a decrease of 0.8% in cash rent, an increase of 0.1% in GAAP rent, and 2.9% churn
  • Placed into Service Data Center Expansions of approximately 74,000 square feet
  • Delivered into service SV8 Phase 2 for 54,000 NRSF with 100% occupancy, and BO for 20,000 NRSF
  • For 2019, CoreSite achieved an “eight 9’s” level of reliability, or 99.999999% uptime for power and cooling across its portfolio of data centers, which exceeded the Company’s target of “six 9s” and the industry standard of “five 9s”.
  • Also in 2019, the Company delivered an approximate 4.8% improvement in PUE on a same-store basis compared to 2018.

CoreSite hits Eight 9s data center uptime in 2019

CoreSite reported "Eight 9s" level of reliance, or 99.999999% uptime, across its portfolio of data centers for 2019.

“Our clear procedures and rigorous training approach are the foundation of our operational excellence,” said Anthony Hatzenbuehler, CoreSite’s SVP of Data Center Operations. “Our operational resilience efforts translate into our data center reliability, or uptime, a crucial performance indicator that is our top priority, which directly affects our customers’ bottom line.”

“While we target a minimum of “Six 9’s” of uptime, which is above the industry standard of “Five 9’s”, we are pleased with our exceptional results for 2019,” said Hatzenbuehler.

Overall, CoreSite incrementally improved its PUE by approximately 4.8% in 2019 on a same-store basis as compared to 2018 PUE. “This improvement in PUE enables customers to be more cost effective and efficient and improves our overall power consumption for a more sustainable environment,” said Hatzenbuehler.

In addition, as part of its compliance examinations, CoreSite completed a new independent third party assessment of controls related to the National Institute of Standards and Technology Publication Series 800-53 (NIST 800-53). This new NIST compliance level complements CoreSite’s existing certifications such as SOC 1 Type 2 and SOC 2 Type 2, ISO 27001, PCI DSS, and HIPAA. The completion of these annual examinations uniquely positions CoreSite to provide its customers a consistent and comprehensive solution to compliance standards and support in meeting a wide variety of United States regulatory requirements, including the Federal Information Security Management Act (FISMA) and the Federal Risk and Authorization Management Program (FedRAMP).

CoreSite increases borrowing capacity to $1.15 billion

CoreSite Realty has extended its debt maturity profile and expanded its credit facility with total borrowing capacity of $1.15 billion, including all arrangements with its syndicate of banks.

CoreSite said it has addressed all near-term debt maturities by combining and extending its 2020 and 2021 term loan maturities into a $350 million term loan due in April 2025. This new term loan represents $100 million of incremental borrowing capacity. Additionally, the term of CoreSite’s $450 million revolving credit facility was extended to 2023.

CoreSite boosted its Power Utilization Effectiveness by ~7%

CoreSite improved its 2018 Power Utilization Effectiveness by about 7% on a same-store basis compared to 2017.

  • completed a chiller project for more than 9,800 MW of energy savings achieved in 2018 at its LA2 data center and being awarded nearly $3 million by the Los Angeles Department of Water and Power for this project and its savings

In addition, CommScope noted the recently opening of its newest colocation facility VA3 in Reston, Virginia.

As of June 30, 2019, CoreSite’s Northern Virginia market was comprised of over 280 customers, which includes approximately 40 cloud providers, 170 enterprises, and 70 network providers. Additionally, the Fairfax County location allows CoreSite to serve the native base of enterprises, systems integrators, universities, and governmental agencies with the lowest latency to the largest public clouds.
